To apply for
Landlords insurance you must be able to agree with all of the following
statements. You can only purchase insurance for one property per
quotation. If you would like to insure multiple properties, please
repeat the quote process as many times as you need.
Tenants and use of
property:-
A minimum of 6 months lease or rental agreement, applies to each
individual tenant.
The insured property will not be used for holiday letting purposes.
The insured property is not used in any part for any trade or business
other than that which specifically relates to the letting of the
buildings for normal domestic purposes. |

Condition and location
of property:-
The insured property is in a good state of repair and will be maintained
as such.
Lofts of the building and all water tanks and pipes fully and adequately
lagged.
The insured property is built of brick, stone or concrete and roofed
with slates, tiles, concrete, asbestos, asphalt or metal.
If the insured property is a flat, it is not above any commercial
premises used for the cooking trade (e.g. fish and chip shop; takeaway;
restaurant) nor is it above any unoccupied commercial premises. |

Utilities:-
All connected gas appliances in the insured property must be checked
annually by British Gas or a registered CORGI installer or if the
insured property is newly purchased they must be checked within one
month of the completion date.
If the insured property was built before 1970, the electrical wiring in
the insured property must have either been tested by your local
electricity board or an NICEIC (or SELECT if you live in Scotland)
registered electrician, during the last 5 years and all defects
identified in the test have been remedied and an IEE certificate issued,
confirming that all electrical wiring is entirely safe or if the insured
property is newly purchased and built before 1970, then this will be
carried out within one month of completion date. |

For contents cover:-
(i) You have not experienced any theft within the last 12 months and no
more than 1 incident of theft, within the last 3 years in respect of
contents, household goods or personal effects at the address of the
insured property.
(ii) You have not experienced more than 2 losses of any type within the
last 3 years at the insured property address.
(iii) You have not experienced more than 1 incident of fire or escape of
water within the last 2 years in respect of contents, household goods or
personal effects from any address.
(iv) You have not incurred any liability for contents in respect of any
address within the last 5 years. |

For buildings cover:-
(i) The insured property address has never been affected by subsidence,
heave, landslip or flood nor is it in a neighbourhood with a history of
subsidence, heave, landslip or flood.
(ii) You have not experienced more than 2 incidents of loss or damage at
the insured property address in the last 3 years.
(iii) You have not experienced any loss or damage in respect of
buildings at the insured property address of over £1000 in the last 3
years.
(iv) You have not incurred any liability for buildings in respect of any
address within the last 5 years. |

Maintenance and
repairs:-
All necessary internal and external repairs required to the property
have been carried out and the property is not due to undergo alteration,
repair or renovation in the next 12 months. |

|
Occupancy:-
The insured property has not been left unoccupied for more than 120 days
nor will it be left unoccupied for more than 120 days. |
